BookingThe sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and shall be binding on all persons stated on the booking form. Once the owners have confirmed the booking to you and you have paid the deposit of 20% of the rental charge, the named person on the booking form will be responsible for the total rental price of the property, as agreed. The remaining balance of the agreed rental cost must be paid eight weeks prior to the commencement of the rental period together with the damage deposit. If the booking is made within 8 weeks of the start of the rental it must be accompanied by the full holiday cost. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking. In these circumstances your reservation deposit will be forfeited. All bookings must be on the form provided, signed and accompanied by a non-refundable deposit cheque made payable to the owner for 20% of the rental charge. The person, who completes the Booking Form certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date and must be a member of the party occupying the property. Bookings cannot be accepted from parties of young people under 21 years of age. The completed booking form must show the names of all persons that will be staying in the villa, including infants and children. Security /Damage DepositA refundable security deposit of £200 or $300 USD in the form of a separate cheque is payable when you make the final/full payment. Your security deposit will be returned to you within 4 weeks of your return home, subject to confirmation with the management company that the villa and its contents are in the same condition as on your arrival. Any damage, breakages, excessive use of utilities or leaving the villa in a state that requires extra cleaning will be made good using your security deposit. There will also be an administrative charge. If we find evidence that there has been smoking at the villa, all security monies will be forfeited The Guest is solely responsible for any damage or breakages beyond wear and tear that may be caused to the property and/or to its contents, and also for any loss of items in the inventory during their stay. Upon arrival, the Guest should immediately report any damage to the Management Company who will do their best to assist and rectify the matter as soon as is practically possible. KeysThe Guest is responsible for the safe return of the key for the property. If the key is not returned or is lost, the full replacement costs plus change of lock costs will be charged. Fixtures & FittingsCharges for damages, losses or any maintenance or repairs to equipment, amenities or fixtures, or any cleaning services over and above those normally required to prepare the villa for the next guest will be at the discretion of the Management Company and will be deducted from the Damage Deposit. Should an inventory check show items missing the full replacement cost will be charged. Florida Guest Registration RequirementsIt is a legal requirement to register under Florida state law the number of people occupying the property and this will be done prior to your arrival. Our Booking Form must be completed listing all guests. This will be forwarded to our Management Company to comply with Florida State law. SmokingFor reasons of safety and insurance smoking is not permitted in the villa. In the event that this is not adhered to then neutralization of smoke odours from cigarettes, or other smoking materials will be required. The cost of this service will be deducted from the Damage deposit. If burn marks from cigarettes, or other smoking materials are detected, the cost for repair of the burn marks will be deducted from the Damage Deposit. Cancellation by ClientIf you cancel your booking once it has been confirmed by us we must be informed in writing. Where such notice in writing is received the following cancellation penalty percentage rates of the Total Rental Fee (amount shown on the booking confirmation) will apply: More than 42 days (6 weeks) from departure: the 20% deposit. 42 days (6 weeks) and less from departure: 100% total cost. AccommodationRental of the villa is normally for periods of 7 days and includes heating/air-conditioning and lighting. The number of people in the villa is strictly limited to those named on the booking form and up to the maximum stated. Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. Persons under 21 years of age are only acceptable if accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida . The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. The villa is available from 4.00pm on the day of arrival and must be vacated by 11.00am on the day of departure. AnimalsNo pets of any description are allowed in the villa at any time. Swimming PoolOur pool depth is from around 3 feet to around 5 feet. Our pool is regularly inspected, cleaned and maintained. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. Pool Heating.Pool heating may be required for stays between October & May (but can be ordered for any month, to your choice) and must be requested on the Booking Form - there is a 4 day minimum period for pool heating. Note that if you have ordered pool heating but the weather is warm, you will pay for ordered pool heating as this will have been turned on in advance of your arrival and no refunds will be given in these circumstances. If you order pool heating from your check-in date, we cannot turn pool heating on for you whilst your rental home is occupied by other guests. Pool heating will be turned on (at some time between 11 am up to 4pm check-in time) on your check-in day, prior to your arrival . Depending on the weather conditions the water can take some hours to reach optimum temperature. The pool is cleaned and chemically balanced every week for pool safety and comfort; however on isolated occasions it may be necessary to apply extra chemical to the pool to ensure safe and correct chemical levels. If this occurs during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons. Please note that the management company nor ourselves accept no liability for compensation for the loss of pool facilities during this period. Insurance.
